PRE-DESIGN
Process Oversight:
- Establish project criteria, schedule and scope
- Request for Information/Proposal-Assistance in format, quantity and quality of advertisement for designers
- Review of responses with evaluation based on designer's experience, personnel, and resources which best suit owner's requirements
- Facilitate participation by identified stakeholders and other parties
- Interview: Advise in formatting questions and in evaluation with suggestions for the successful designer
- Contract negotiations with AIA-formatted contract
DESIGN
- Overall team leadership as owner's Project Manager
- Develop project budget with monthly status reports
- Coordination of stakeholder meetings for input into documents
- Advise on project delivery method
- CM selection process, if applicable
- CM negotiations including preconstruction and GMP with contract in AIA format
- Manage permitting process
CONSTRUCTION
- General contractor bid process, if chosen
- Subcontractor bid process
- Prequalification of bidders, when required
- Prequalification of Construction Manager (CM) & trade contractors
- CM selection process
- Review documents with comments sent to team members for response
- Monitor and advise owner on design alternatives, keeping project on budget
- Attend pre-
bid meetings - Advise on construction contracts and bid protests
- Procurement of fixtures and equipment
- Assist and Consult in Clerk of the Works or Resident Engineer selection
- Assist with commissioning consultant selection
- Monitor and report on consultants, contractor and, Clerk or Resident Engineer
- Develop time schedule and monitor for compliance by project team
- Review all invoicing for cost and contract document compliance
- Review all designer clarifications for cost implications

Builds for accuracy and completeness - Review all Operating & Maintenance Manual
- Manage punch list items and commissioning
- Monitor startup and testing of building systems with training of owner-
designated personnel - Represent the Owner in the Zoning, Environmental and Project Permitting Process with theauthority having jurisdiction.
